I just smiled to them. As far as I’m concerned, those are all sold.

 

Because we don’t own all of those, obviously. But. Right. Oh, we get to update it again. Boom boom boom. Oh, that’s not even the updated one. There’s a newer one than that. Oh snap. Send me an email of what needs to be changed and we’ll change it. home builder consultant thinks Jordan already changed it. It just needs to be updated on there, I think.

Okay. Brooksville Park, she’s talking about, it she said that you made an updated version.

 

And, of the community plant was sold, but it’s not on the website. But you gave it to her. Yeah. Her books. So, anyways, you know, making sure that it looks pomo, making sure that it looks clean, and then let’s double back to then when you. So you do that when you pull in, you can drive through the community and do that.

 

And then you can pull in at your model home and do the same at the model home. So it’s like model home exterior, no trash, weeds. Snow. Yeah. There’s a lot of that right now. Like porch or driveway. You should have a shovel.home builder consultant would just own that and shovel at least, three foot wide, you know?

 

Yeah, that’s what I did this morning from today is it’s like solid ice underneath the snow. So do you have any salt? Yeah, yeah, I put some out. It’s working. It’s just. It’s just crummy. Yeah. So I would just, own it. I would ask Mike to have his super or somebody do it for you, but then I would not.

 

I would just plan on. I’m going to do it if they haven’t done it and just own it. We have a, like a landscape company that’s supposed to do it. I don’t know, I don’t know if it wasn’t enough or it’s maybe like two inches, I don’t know. Gotcha. But it’s fine. I did it okay. No problem.

 

I really wish I could hear Sandy right now. home builder consultant wants to know if she has a customer or if the owner walked in. So, anyway, but I can’t help you with that. But I’m here if you want to talk to me. But you want to hear him, and I can. And I can actually look at the camera and know who’s in your office land.

 

So lame. I like it, because then I know at least what’s going on. Okay, so model home exterior, all of those things, interior as well. Me too. This. When I made that up. Go ahead.

 

What were you saying? Oh. You’re back. Sandy. Okay. Was that, Paul, I mean, Scott. I’m sorry. Yeah, he brought in the contract for, the our buyers.

 

And, do we have something scheduled with them yet? They are waiting on some money to come in the mail. It was supposed to be today, but he said hopefully Monday, so I’ll touch base with her and see if she has an idea. But they’re waiting on their money in the mail. Money for the down payment. Okay.

 

Do you know how much they’re waiting for? I mean, did they have part of it and not all of it? home builder consultant doesn’t know that. Who talked to them about it? I think Scott did, because if it was me and somebody said, yeah, I’m waiting on money in the mail, I’d be like, oh, okay. Well, the deposit amount was 10,000.

 

How much of that do you guys have right now and how much are you waiting on? She’s like, I’ve got 7000. I’m waiting on another three. I’d be like, that’s fine, we’ll just go to purchase agreement. It’s going to take us a little while to get the permits and everything anyways, so you can just give us the other three grand when you have it and sign the contract because it’s just another reason where time kills all deals.

 

Okay. Take what you can get and tell them totally fine. We can sign it with this and then get us the rest later. Okay. I’m so excited because I knew you were going to say that. Yeah, I’m always like, when in doubt, take the check and move forward. That is like one of my cardinal rules. When in doubt, you should write that down.

 

When in doubt, take the check and move forward. Always. Because, well, I’m just seeing stuff happen and I’m going to obsess on this for a minute. Sandy, here’s what I’ve seen happen. They’re waiting on a check. Today’s Friday doesn’t come today. Saturday doesn’t come Saturday. Sunday happens. And on Sunday, dad dies and mom decides that she’s going to.

 

She needs help. And the kids decide they’re going to move to New Mexico to live closer to her. I’ve literally seen that scenario happen and my deal is dead. But if I had had $7,000 in the bank from them and it’s nonrefundable, they’re not. They’re going to figure out a different solution, you know what I’m saying? So it’s like, or if they’re in the middle of building the house, like it’s going to be a different thing.

 

So when in doubt, take the check and move forward. I’ve also seen much more wishy washy things. You know, it’s like they just have some emotional. Yeah. Well, we got in a big argument the other night and so we’ve decided we’re not moving forward. Like, okay, they’re actually building on the lot next door to their mom that their mom owns.

 

Yes. And therefore this is that will not be the reason why they don’t do it. But there will be something else. I’m just telling you, I’ve seen it happen so many times, or they’ll decide they’ll be driving around. I’ve had this happen before. I’ve been on the benefiting end and the bad end of this deal before. We’re definitely going with you guys.

 

We love your homes. That floor plan is the perfect plan for for us. We’re so excited to move forward. By the way. We’re going to be, we’re we can’t come today. We got to. But we’ll come on Sunday because and tomorrow’s busy, so we’ll come on Sunday. We’re going to promise we’ll be there. We’re going to bring the check.

 

We’re going to sign everything. Sunday comes and I get a text. We’ve decided to cancel. Oh, what? What happened? No answer. I call them, call them, call them column call. And finally they answer the phone. They go, hey, here’s the deal. We were driving around on Saturday. We didn’t mean to, but we were just. We weren’t even looking.

 

We just were driving around and we drove past an open house, and we went in and we wrote a contract on that house. We. I have had that happen. Jordan, how many times have we had this happen? It’s happened to me personally hundreds of times, probably over the years, hundreds of times that we’ve lost deals because of that thing.

 

And what or the we walked we just we were going by another neighborhood, we walked in and we just really liked this floor plan, this other builder. And so we’re going with them. I’ve watched it happen in 24 hours many times. So okay, I’m going to get off of that for now. I’m going to go back to goal setting.

 

So goals. Goals are dreams that are set to a calendar. So model home you know, exterior no trash weed, snow on the front porch or driveway. Right. It’s like take personal ownership of it. You know, it’s really easy to just take a broom and sweep it off real quick. Like, instead of having to call somebody else and say, hey, can you get over here?

 

And they can’t for four hours or whatever, because you’re going to have a customer walk up and you don’t want all the trash sitting there. Then interior, is it clean? Well, we’re going to have your model cleaned every couple of weeks, so somebody should be in there to clean it. Right? So it shouldn’t be unclean. But in between those visits of that person, stuff happens.

 

Just freaking get out a little bit. Spray bottle and paper towel and clean it up. Like don’t let it be a mess. Some kid is going to spill something in your model, I promise you. You ever had it happen, Ashley? You ever had a mess? home builder consultant had a lot of dirty books. See? Like when we go walk on the job sites and then come back into the garage.

 

So I thin the floor in the garage. I feel like quite a bit. Yeah. So clean is easy. I feel like it’s not hard to keep it clean. Right. So, so I would just pay attention to that stuff and then, other things, going through your lead tracker. Right. Going through your realtor list, expanding your realtor list.

 

Still can’t spell today, right? Those are all things that are income producing activities. So I’m just going to give you an example of one of these. The I did for many years.
