So, home builder coach would just say to them, I don’t really, know that information and I would just avoid the question, is property fixed in terms of an application labeled walk out can only have walk out? I would just answer with a yes.
Can we get a list of pricing premium for each available lot? I mean, that is something you should provide for most people anyways. Did you give him that? Yeah, he already had it. Okay. Will the property be raised by Phil? I would just say we’ll make that determination when we do it.
Drainage issues. How is it handled? We don’t have drainage issues. We have to do it according to the entire, the neighborhood has a drainage plan that’s done by the engineers before we create the development. And so I have to do that.

But he literally asked what ignition system is used for the gas fireplace? Like, yeah, I click it, bro. It’s like a red button. You go click. That’s the kind of it’s an electrostatic switch, is the answer if it’s a gas. So it’s an electrostatic switch, which means you flip the switch on the wall and it ignite. Actually, the the switch is already got a pilot, so you’re just turning on more gas when you hit it.

Don’t ever, ever, ever, ever, ever recommend an electrician, a plumber, a landscaper, a concrete guy, anybody. They do that a lot here. Just fire. So don’t do that anymore. I would never recommend anybody to anybody. And the reason is what’s going to happen is the guy is going to start doing a bunch of work on the house while you’re building it, and it’s going to end up as a lean on your property that never got paid for that you’re stuck with.
Ask me how I know. Do you know what I mean is, do you know what I mean by this? So they’re talking to the landscaper, and before you close on the home, he works out a deal with the landscaper that he’s going to do $5,000 in landscaping, or $10,000 in landscaping, extra on the house, or $25,000 in extra landscaping on the house.
And he’s going to go through in the landscapers, going to install all of it. And then the customer is going to close, and none of it was put in the price of the home. And now the landscaper wants to be paid his 25 grand. But the package you had agreed to him on was $500, and now you’re $24,500 short, and he’s going to put a lean on the house that makes it so that the customer can’t sell his house until the line is satisfied.
And it’s going to be what we call a mechanic’s lean, which is going to be a lean on the builder, not the customer. I’m leaning on my desk right now, and then you will get the mike will get taken to court for it. Yeah. Hey, I have to go. Yeah, I used to get, like, really adamant saying things like, hey, I just want to make sure we’ve answered all your questions before we move forward with this and don’t want to leave you with unanswered questions before you commit, because I’m kind of like saying, once you commit, I don’t want you to come back and say, I didn’t answer your questions, and now you’re stuck in a deal because this is the kind of guy that’s probably going to do that.
And then he didn’t really want to give me the lot reservation, but then his wife pushed him, too. So. Yeah. And I do have somebody else interested in that one. So it was not I used to always say to engineers as soon as I found out, like if they bring me a list of questions, I would immediately go, are you an engineer?
How kind of. I would kind of give them the like. I think Mike asked them that, actually. I give them that look and I say, are you an engineer? And when they say yes, I would literally, immediately and I would make this part of your script every time I would say, we don’t build for engineers. And you know why we don’t?

They want to manage the whole job. So when I, when Mike and home builder coach met with him and met with them on Wednesday, that was my third time meeting with them. And that meeting was two hours. Now he wants another meeting early in the week before they sign the contract. I mean, is there any way to, like, just get this moving faster or, well, he’s got seven days, so.
Yeah, I mean, that’s how home builder coach gets it moving. Okay. I think he’s going to be the seventh day. I would send him the contract as soon as possible. Okay. So he can review it because he’s going to have a 47 questions for you from the contract. Yes. And you will not get him to sign until you answer the 47 questions.
