Okay. All right. I will stop the pain for you guys there. Is that fair? All right. I’m gonna start with some stuff. Do you guys know how to add a fence to a contract?
Yeah. So one of the things you need to do is you need to draw a picture and tie. Right now, you’re thinking this doesn’t pertain to you, but it actually does pertain to you because you’re about to launch into the same, software. So you’re going to want to start to learn how to do this. And Ashley has just launched into it, and, Natalia and Brady are already in the system.
And so we these guys got to finish their internal debate with them. We’re going to offer fencing or, Oh, well, there you go. I mean, if you don’t offer fencing that I haven’t done a couple, so I’m somewhat familiar. Okay. Okay, cool. I will just grab paper. Yeah. Brady, you are Rachel. Awesome drawings of fences. Oh, yeah.
Brady is raising his hand. I don’t know why you’re raising your hand. Maybe somebody shooting at you and you’re raising both hands because you’re being robbed. I don’t know. I might be shooting back. I thought for a minute that Brady lost a bet. I thought that was a Broncos hat for a second. When we first put it on, I thought maybe lost a bet last weekend.
Oh, wow. I have, I have Broncos stuff in my house. Is it on fire? No. Like, we’re we’re good friends at Roger Smith. They want to see you win two Super Bowls with them. So good friends are wrong. But what I was going to ask home builder coach is can you hone in on not only I know how to put the picture in for the amendment, but can you put, show how to do the picture in a custom option request as well?
Yeah. Yeah, absolutely. So, first of all, you guys have this. Let me go pull it up and show this to you last night. I’m not stare at. Give me a minute. Wait for it. Wait for it. Almost there. I know, but, Well, not the one I wanted right here. Okay. I’m just going to show you what this looks like in your folder here.
So, you guys will all have this. Ashley, you will have this as well. This is a transparency. So this will be printed on transparency for you. I’ve already given all of this to John. And he was going to get this done maybe here in the next few days. I gave it to him on Wednesday. But, this is the let me zoom in so you can see this a little bit better.
Basically this will be printed the scale. So it has the footprint of every one of your floor plans along with showing where the patio is that comes with it, along with showing where your optional enlarged patio is, or if you have the option of a, you know, extra car garage or a garage extension. It also shows your normal, driveway that would be there.
So it shows all of that for each one of your plans, right? So you can kind of see what that footprint looks like. And because it’ll be printed on like a transparency sheet, right. You’ll be able to set that over the top of your plat of your neighborhood, which will also be printed to scale. And if you’re trying to figure out how long the, you know, fence is going to be, here’s a ruler on the top of each one of these, and you can lay it over the top of it.
Now, obviously, you would want to look at the home site that you’re at and go see, did the neighbor next door already put in their fence? Did the neighbor behind already put in their fence, right, or whatever? And then that way you can kind of take a picture of the home site. You know, where you need to add fence.
You go back to your office and you can figure out how much linear feet of fence you would need by laying the home over the top, you can kind of see if it fits as well. Let me show you the part of laying the home, over the top. So this that’s loading is your plat of your community.
And I’m zoomed way in. So this is full creek, for Flint Rock. But it’ll be the same idea for all you guys. But this is the plat of the community itself. And what I mean by that is it’s a slightly different plat than you’re used to seeing. So let’s just look at home site 67. Hey, Brady, can you see this?
Yeah. Sorry I’m putting out fires. These agents are so stupid. So I, home builder coach agrees that can be, So, this is your plat of your community. This is Fall Creek. So this is home site 67. And just to kind of help you understand, this is the outline of the home site, right? I’ve got this line in the back.
I’ve got this line going up the side to the front. I’ve got this line going across and a live line going down this side. But there are other little lines in here that are kind of seen and in dotted lines that are portraying to you what we call the building envelope. Do you guys know what the building envelope means?
Somebody give me the definition of a building envelope. Building envelope is the fit of where the proper fit of where the home will sit inside the property lines. It’s where it has to be within. So, can’t exceed the building envelope due to restrictions on the property lines. Yeah. So I would say the only words I would change there is the words property lines.
So it’s all of the spaces inside of all of the easements and setbacks and building lines. Where are the building lines? Do you know it’s the lot. It’s the lot like that blue line. The outside line or that red line. Sorry. So this line right here on and this is true for all of you guys in every neighborhood, you have a building, you have a property line, which is the blue line.
You have a utility easement, which is this red line. You have it what’s called a front building line, which is this line. You have a back building line, which is this line. You have a side yard requirement, which is this line and this line. So the front building line along with the back building line and the two side yards, create the gray shaded area which we call the building envelope.
So home builder coach is just trying to be real specific so you understand the correct lingo. And when you look at an actual plat, those are what you’ll see on the plat. You’ll see B slash L which means building line. You’ll see you again which means utility easement. And then you’ll see a dotted line that isn’t labeled usually on the side, which is your side yard requirement.
And occasionally on the side you will also see another use slash e. Sometimes if there’s some utility that’s running down between a couple of home sites, right. And then on corners you’ll often see a B slash on the side, which is your side building line because it’s really street frontage also, just like it is right here. Street frontage.
Does that make sense. So all of those easements setbacks and and building lines create what we call the building envelope, which is the gray shaded area. And like Brady said everything has to fit inside of that. So that gray shaded area is the part where it needs to fit. And when you take the footprint and lay it over the top of that, when it’s all to scale, if it fits inside of it, that means that home fits on that home site.
And because it’s a transparency, if you have a right hand garage or a left hanging garage, you can flip this over and you can see a right hand or a left hand. Does that make sense? Because it’s clear the sheet that it’s printed on will be clear if that. And home the edges of the home of what you’re trying to fit is touching the lines of the gray shaded box.
You should have us manually do, a site plan for you to make sure it fits. If it’s, like, not even close to touching it, you’re good. If it’s looking like it’s literally laying on the the lines on both sides or in one of the corners, you should not assume that it fits because you. Let home builder coach tell you the most important thing I’m going to say to you today about this.
If you are one inch over the line and it doesn’t fit, I promise you your customer will back out of the deal. It is the highest percentage chance you will lose your contract is to tell them it fits and then find out it doesn’t. That is the best way to bust your own deal. So you don’t want to just go, oh, it’s close.
Home builder coach thinks it’ll be good. You when you see that it’s approaching that line, you need to stop what you’re doing and send an email to me and say, I need a site plan for this home on this home site. Does that make sense?
