I don’t think you’re going to like my answer. I think I think you’re going to be. You’re going to be. Don’t say tofu. That’s all I care about is don’t say tofu. I am a vegetarian, so I will not be eating either. But I would prefer. I mean, I don’t actually like tofu, so. But I can I say green beans.
I like green beans. That’s fair. You can say green beans now. Now Thai is the one I really want to hear from right now. Okay. Please don’t. Please grace us with your incredible menu, Mr. Chef. Oh, my incredible menu. Well, I will say that I have cut it down because I used to be really gung ho when I first started.
Took over Thanksgiving dinner and had all these sides and stuff, but no one needs that. They just want the original stuff. Yeah, I will. Brian and smoke three turkeys, mashed potatoes, gravy. Oh, you know homemade. I make my own chicken stock to make gravy. We do my vegetarian thing. Actually, my sister’s vegetarian, so I usually ring stuffing, and I make, sweet potato on Yogi with, brown butter sage stuff.
Oh, yeah. Yeah, I would, home builder coach would have some of that for sure. My sister’s vegetarians, too, so. Sure, we don’t want a whole bunch of outsiders in because nobody really likes our Thanksgiving. One year she brought a little tofurky log thing, and she quickly decided that I could just make. We’re not that crazy. We just. Yeah, she still has ham and turkey, but it’s for the.
She doesn’t make it cheaper. Like we get it from honey baked ham. I think even around that episode, my sister, for health reasons, has been convinced to start eating like chili. Some like chicken. So she might have had. She’s going to her mother in law’s this year. For my dear you. For them. Nice. Jordan’s looking for a special video to share with you guys about Thanksgiving.
So it’s going to be interesting. I personally am a turkey man. I am, I’m a turkey guy, but, I am not above eating things like brisket or, you know, maybe, like, I don’t like prime rib. I’ve never been a prime rib guy. I would definitely do, like, a tenderloin, like a sliced tenderloin. And I would do that.
But anyways, I digress. I’m making myself hungry, so I’m going to move on and it’s ready. All right. Well, Ashley had oh, Jordan’s got us a video. We can’t move on without this. Here you go. How do you handle customers who close down the home and what want subcontracted some contractors info to do work after the build. Do not provide them with it. Okay. That’s. But what do you say I do I just say, I mean what’s like why if they say, well, why don’t we just say, you know, you’re you’re welcome to go, you know, see who you can find in the neighborhood.
But I’m not allowed to just give out their contact information. That’s our company policy. Sorry. Okay. Because what’s going to happen is they’re going to go do work on their home and they’re going to screw something up and they’re going to void their warranty, and then they’re going to go, but it’s your guys that did it. Why is it voiding my warranty.
It’s your guys or well they screwed it up. Now it’s Haven Home’s fault. Ask me how I know this. How do you know this? Because it’s happened to us. We’ve had our guys, you know, they hire them and those guys go back in and something doesn’t go well. And now they want your company to pay for it. Even though they didn’t hire your company, they hired a subcontractor.
But no, it’s your guys, you know, kind of a thing. So I just would say, you know, we have a company policy that we don’t give out contact information of our trades. Okay. Thank you. But, you know, you can do what you want and drive through the neighborhood and there’s you might see some of them out there, you know, so.
Oh, my gosh, did you just send me a solution to try to keep problems? Thank you for that though. Well, so that cake to me always had he’s had it the last three years in a row. The problem is, is it’s a Baskin-Robbins ice cream cake. And you have to send an ice cream cake out to thaw out.
So all that caramel they put on the top just slides off and turns into like a big gelatinous, gross pool around it. And that’s why he wants it is because we always have Thanksgiving at my sister’s and she’s crazy about like like everything. Like being so, so, so he gets it every year because of that fact. Yeah. Oh wow.
Okay. Yeah. But it kind of looks like that one in that video. So pretty gross. Yeah. Okay, Home builder coach is putting notes here. So it’ll be about you voiding their warranty or screwing something up even though you guys didn’t do the work. So home builder coach think you can question in the Brooke’s arm model is the own. So it is what everyone wants.
We’re getting to the point where we aren’t sure we can get any more approved as far as the HOA, right? Because you’re yes, your monotony code of the HOA. What are some strategies to push clients to a different floor plan? Anything else? Any other, that you have, being built in the community or anywhere nearby?
As a home builder coach, I would say take them through those 100% of the time. Take everybody through every plan you can. And like for Natalia, you should take customers through as many homes as you possibly can when they come in, somebody walks in, take them through your, your model home, but also take them through market homes that are nearing completion or complete where like the food background tie.
That’s. Is that the gnocchi that’s new okay. Oh my gosh. So good. I don’t have a picture of a finished. Looks really good. Like 20 people at your house and the food gets done. You don’t get a lot of time to start taking pictures. Right, right. So yeah. So you know, I would take them through 100% of the other homes that you can.
Home builder coach would also do virtual tours on your big screen TV. Well, my problem is they want this price point. So the ones that are, like, bigger are they don’t want to go that high, but the ones that are smaller, they don’t want a smaller floorplan. So that’s where I’m, I’ve got to price out and I they both want owners and I’m not sure either one will get past, let alone both.
As far as like the comment, I don’t want higher price point and but I’m okay with a lower price point, but I don’t want a smaller plan. I would always show them what they asked for in price and in home. Okay, that’s an important distinction to make. And a really good tool to get somebody to commit to something.
