Home Builder Consultant – Working Through Objections Part 1

I know that Ashley had multiple hot prospects. That girl’s on fire over there. She will have to sign a couple more deals. I know, do you have. I do have a question. The people that I was telling you about that are moving from Las Vegas to here. Yeah. So they didn’t want to sign a date for the purchase agreement because they said they’re still deciding on finishing the basement with the bar.

 

So the total for if they finish the basement with the bar is like maybe 50,000 difference. And they were they didn’t want to have to do the 5% of that as well. If they weren’t going to do it for the down payment. Even though it’s like five. It’s like $3,000. Yeah, it’s like 2500 bucks. Did you do the math for them?

 

I told them, I said it was like 3000. That’s on the high end. Yeah. I just don’t know. Yeah. In the scheme of things, that’s a small number. I know, but that was after. Because Mike did get the basketball hoop thing figured out. So then that was the next thing, of course, but I wasn’t quite sure if there was a way around that.

 

Just tell them they can. And home builder consultant would offer because that’s the build from scratch scenario, right? Yeah. Yes. I would just be really clear in having the conversation to clarify, because math is hard for people. And I’d be like, so what’s the lips? Hang on, let me share my screen and let’s do the math ourselves. Sometimes people are just confused.

 

So I often will repeat myself. You haven’t probably noticed that before, that I sometimes can repeat myself. You guys probably have not noticed that I do that. Okay. All right. But I would do the math.

 

And give them the exact numbers. Okay. So what’s the total price of the home if you don’t do the basement? I just have it with the basement. The best with the basement. It’s like 866, 736.

 

866, 736. Yes. And. But you just said it’s, like, 50 grand less. Right? So it’s about that, I don’t know. I mean, that’s not exact, but that’s about. Yeah. 816. Let’s just say it’s 816 736. So they’re saying they don’t want to do the 5% on the extra 50 grand breaks okay. They want to they want to think about it first.

 

I would do this. I would go eight, 16, seven, 36 times 5%.

 

Is.

 

40,008 36. And then I would do the math on the other one to do. 866 736 times 5% equals.

 

Whoops.

 

43,003 36. The difference is. -40,008 36 2500.

 

I would just show them the numbers and be like, so you’re telling me that you wanted to think about. Is it that you. I would ask him, which is did you need to think about?

 

If you want to add the basement or not? Well, that’s what they want to think about because they don’t want to. They don’t want to tell me. No, they don’t want to tell me they’re going to add it. And then because they can still take it out in the design studio. But then I need to know structurally if they’re going to finish the basement at purchase agreement.

 

Right. Yeah. So do they need to think about whether they want the basement or do they need to think about the down payment? Like it doesn’t make sense to think about.

 

The down payment part. This is such a small number. I mean, in the scheme of things, it’s like. Okay. Yeah. Do you do you know what home builder consultant is saying? Like, now I know you’re saying they don’t know what you’re saying. Well, I think I would just try and clarify with I’m going to just go, hey, I just wanted to make sure I understood what you guys were trying to think about, in case there’s any other information I can add to help you with your decision making, because I.

 

I find this is a phrase. Do you know what I’m going to say? I find that the best way to make a good decision is have all the information you have all the information. You have to say that to people. I’ve always found the best way to make a good decision is by having all the information. So I just wanted to make sure I’ve given you all the information so that I’m as helpful as I can be to you guys.

 

So you guys will be able to decide things. So, was it the price of the basement that you were needing to consider? Because that’s going to change your payment by $350 a month. And home builder consultant would clarify that because 50 grand is thirt $70 month. 50 grand. That’s 350 bucks a month. I’d make sure they have that information.

 

Or was it the deposit amount? Was that, were you kind of limited on being able to get to that deposit amount? Did you need to like only do the 40,008, 36 and then like makes, you know, once a month payments of $500 to get the other 2500. If we could do something like that, would that work for you?

 

A home builder consultant would just try and work through, make sure it’s not the deposit that’s the problem. And that I don’t think it’s the deposit that’s the problem. I think it’s yeah, I really don’t, because he’s VA, he’s a doctor. I just I don’t think it’s his VA. That means, is he planning on doing a zero down? Well, it’s Steve’s working with him because he’s got a loan already.

 

So with this one, he’d be over. What he can. Yeah, yeah, yeah. You do another Vinny. Yeah. So Steven it is. Then it is the deposit. Probably. Okay. As soon as you said the magic words VA loan I know it’s the deposit. Every time you say VA loan, you need to think these people don’t have any cash. Every time, every time the phrase VA loan comes up.

 

Think they have they are cash poor. That is the issue. I don’t care if they’re a doctor or not. VA loan means no money. Okay, and I would I would always go like the person who says I want to do a VA loan. And then he’s like, But I’m a doctor. I would be like, okay, so you understand, the only benefit of a VA loan is if you’re doing zero down.

 

Are you guys planning on doing zero down? I don’t think they are though. That’s the thing. I think they want to put 20% down. They just but he’s he’s he’s just on disability too through the VA partial. So he sees that he gets to save lender fees and stuff. So I think that’s why he’s doing the VA.

 

Has Steve taken an application from them. We asked for one but they haven’t done it yet okay.

 

I think these people don’t have cash. I think that’s okay. So home builder consultant thinks they don’t have money. And right now they’re trying to figure out how can I build this house if I don’t have any money. I think we would be willing if find that part out. Okay. Because we’ll be more willing to do something on the home that.

 

Nearing completion. The spec home, the market home. Then we would be. And this is important for all of you to kind of understand how this works. But like you’ve got a customer, we’ve got how far along is the market home? The Monroe should be ready. We’re thinking March ish. Okay. So we’re really, like, halfway through on that home dry walling right about to drywall.

 

So, the customer’s VA, and probably he doesn’t have cash. And so right now he’s going, I really would rather build so I can get the finished basement. We told this client we want, oh, no, it’s two different clients. This is a different one. Oh. Different one. Yeah. Oh, yeah. Sorry. That was the one on Saturday. That’s right.

 

Yes. Okay. So we’re just talking about like anytime somebody says VA loan home builder consultant just assumes they don’t have any cash. And that’s what the issue is. So for these guys they’re just trying to decide what they want, whether they want the spec or whether they want to build that is that they’re no they’re trying they just they only they want their Ravinia or the own, but they’re pretty much the same price.

 

Okay. But they’re both. And they want an on a daylight basement on the same home site. They’re just trying to decide, but they’re pretty much the same price with the options they picked. And then I got you. So these people are just trying to decide what features they want in it, but my guess is they’re very limited. Cash.

 

Okay. But Steve talked to them. But Steve, you don’t know yet because they haven’t filled out an application, right? Correct. Yeah. So. Okay.
