Home Builder Consultant – AI Social Media Automation Part 4

home builder consultant is  answering, answering the question of when a customer wants to customize a plan. They don’t understand how we value engineered the plan. Oftentimes, when they try and customize, it changes the sizes of windows, all of the sizes of the windows in your guys homes are standardized window sizes. Did you know that when you change the size of a window to a non standardized size, that your price can go up between double and quadruple the price of the window?

 

That’s a standardized size. Did you know that. So sometimes like these really little seemingly little changes people make. They don’t understand the things they impact that have a great deal to do with how much things cost. And I haven’t even gotten into all the things that are hidden behind the drywall. Right. Because there are things like this room is 14ft ten inches wide.

 

Now, this isn’t an exact, but home builder consultant will use this as an example. Let’s say this this room was 11ft ten. Well, the span of my framing going across this room that goes this way for example, might have to change from two by tens, 16in on center to two by twelves, instead of 16in on center, maybe 12in on center, which is a more expensive board.

 

And home builder consultant needs half again as many of them. You follow me. Now, that’s not a realistic example on this, but stuff like that changes in the plan when they try to customize it and causes the price of the home to skyrocket, without them understanding the ramifications of the things they want to change and the plans that we’ve designed for you guys are already value engineered.

 

Makes sense. So we don’t want that’s why we don’t want to customize because we throw the value engineering out the window. And now we also have to pay. You have to pay for an architect to redraw it, then pay for the engineer to re stamp it. So we’ve got to go through the process of having it reviewed by an architect and an engineer to get it all approved.

 

Again, these are all expensive things to have done and they just go, can I move that wall out six inches or a foot or two feet or whatever? They come in with these ideas of how they want to change it. And that’s what happens. Okay. All of let me give you a couple more examples. All of the let me go to let’s go to Flint Rock.

Let’s just go to the Am. What what floor plan you want home builder consultant to go to, guys, what do you like the most?

All right, so if I go to the amethyst, the. In the amethyst. The amethyst plan. Do you ever have people mispronounce your plans and you’re like, what kind of retard are you? Kind of stupid, are you? We used to have that. We had a neighborhood. Can I. Can I share this with you? Okay, we got to digress. Jordan.

 

We’re going to talk about our favorite neighborhood. We had it show our homes.

 

Guys, how do you pronounce this? Right here? Thiessen village, Tucson village. Right. You sure? Tuckson. Tuckson. Everybody. No one ever pronounced it Tucson village. This is Oklahoma. Oklahoma is dead last in the nation in education. By the way, we are the 50th state out of 50 states on education, public education, education. And so it was like, yeah, we really like Tuckson Village.

 

We’re thinking we want to be in Tuckson Village, or it was. Yeah, we really like Tuscan Village. And, we’d like to we’d like to build in Tuscan village. You know, that was my best impersonation of Carl, by the way, guys, so, okay, so the Methodist plan, let’s go back to the Methodist plan that we were talking about.

 

Yeah. People struggle about. Well, and what does happen here, I didn’t know. Oh, oh, don’t get me started on the forsythia plan. Lord, there was bad words people used to say about that one. There are many. And I don’t need to probably tell you what the. So I’m going to leave that alone. But, Okay. So going back to customization, let’s talk about the cabinets in this kitchen.

 

So every single one of the boxes, you guys know that a, a bank of cabinets come in boxes that are predetermined sizes. You guys know this. There’s certain sizes that are standard and other sizes that are nonstandard. And so sometimes people would come in and they’d be like, home builder consultant wants to make that island one foot bigger. And you’re like, okay, well, that’ll increase your price by $4,000.

 

And they’re like, what? That’s the other thing that happens when they customize is they have no idea what it changes their price by. And it’s often a shocking number that just makes them mad at you. Anyways, Ashley has observed this phenomenon where, you know, the customer thinks it’s going to be $1,000 and it’s like $14,000, and they’re like, and then they’re upset.

 

So, you know, cabinets sizes are very specific boxes and we’ve worked it all out to make it make sense so that we order the right cabinets. How many of you guys know how long it takes to order cabinets and get them in a long, long time? A very long time? If I’m going to order nonstandard cabinets and all of you guys, by the way, have standard size cabinets.

 

So I’m going to order nonstandard cabinets, you can probably double the order time, the pre order time as far as what the length of time is. And so you don’t want to do that. Right. Because then you end up in a scenario where the is like, we can’t even start the house because we’re waiting on it. In the Jasper, let’s just go into this for a minute.

 

If we’re talking about a Jasper and I want to push out, it’s it’s a simple thing that I’m asking you guys to do. Super. This is how the customer always presents their customer idea. I was looking at it. It’s really easy and probably inexpensive to do it. They always say it’s easy and inexpensive when they’re about to tell you about their custom option.

 

Jordan. It’s just not what they say every time. They’re always like, it probably won’t. Hardly even. In fact, you might even give me a credit when you make this change. You probably credit me back for it, but it’s probably going to cost less to expand this floor plan. But it’s like, I just want to bump that front bedroom out two feet.

 

That’s it.

 

It’s probably cheaper to do that. And then what happens if I bump that out two feet? That’s going to be very expensive.

 

Trusses carpet, everything. Yeah. Nails. What’s what’s underneath the first floor. Currently I have the basement. I didn’t just bump out that bedroom two feet. home builder consultant bumped out that bedroom and the square footage in the basement, both of them. So I increased my square footage by double what I thought. I increased my square footage by. That’s a factor of two times what they think.

 

They’re increasing their square footage. But does this make sense? Okay, I just wanted to go down that rabbit hole for a minute, because when that customer, when that customer asks you about modifying, it is usually the kiss of almost death, but not quite death. It’s like you just don’t even want to have to get into that with them.

 

Make sense? You want to shut it down, if at all possible, and stop that conversation from going on and talk them out of modifying the plan. And don’t let your owner come to the meeting. That’s true. Don’t let the owner of the homebuilding company walk in while the customer is asking about the customization, because then you’ll be telling them no, and they’ll turn to the owner and say, what do you say?

 

And he’ll go, yeah, we can do it. And then you have to be the one here, and then you get to be the one to work out all of the issues with it. Yes, I know that, Sandy, but, we’re we work in that direction so that that doesn’t have to happen anymore.
