Hold it. Ha! No! Pull it away and I’ll land flat on my back and kill myself. But Charlie Brown, it’s Thanksgiving. What’s that got to do with anything? Well, one of the greatest traditions we have is the Thanksgiving Day football game. And the biggest, most important tradition of all is the kicking off of the football. Is that right?

Besides, he wouldn’t try to trick me on traditional holiday. Oh, no, she wouldn’t do that. She wouldn’t try. It’s time. I’m gonna kick that football player to the moon. And that’s what it feels like when you show them homes that are not in their budget. Some traditions just slowly fade away. So you don’t want to play that game with them, and it just really upset them and pull the football away at the last second.

The idea that she doesn’t know I when that happens was a client. I just like stop on that point. And I’m not going to go away from it until we find out what the number is like. I’m not gonna I’m gonna be like a dog on a phone because, Russell, you’re not gonna move her forward without that. That piece of the puzzle missing, right?

She’s not going to go out on her own and contact a mortgage company and find out what payments are. Right. You have to do it for them. They’re not going to do it on their own. So home builder consultant just hunkers down on it.
Like as soon as I realize, like, yeah, I really haven’t thought about that. I have no idea. I’m going to be like, okay, so I’m going to go through these questions. It’s like, what are you currently paying? Do you want to go up from there or down from there? Have you ever owned before, like what’s your experience with the buying scenario in the past?
Do you understand the process of buying? Right. Because usually it’s like I’m guessing this might be somebody who’s never bought or bought before, but how old is this person? Probably in her later 30s. Okay. Single single parents live here. She’s moving back to Sheridan. She’s works at home. So she lives in Portland right now in Oregon. So did you, did you do a guest card with her?
Did she say if she had rented her home? She said she’s renting. She’s renting now. So she’s, you know, pretty flexible. Typically, you know, we talked about it. She could get out of her lease and stuff like that. Okay? I mean, you covered a lot of really good stuff. home builder consultant thinks it’s highly possible. Okay. More trust. Like, she wasn’t that she didn’t know she could spend.
It was like she didn’t really care at that point. Like, she was just kind of. Like, she wants to find what she likes, which is still the same thing. Like, she’s going to find something that she can then realize she can’t afford it. So every customer that tells me they don’t care what the price is and won’t give me a number always doesn’t buy because of the price.
home builder consultant is just telling you. Like here, I just got more of the impression, like she’s like, it wasn’t really a concern. Yeah. Like maybe she has a lot of money in it. Yeah, yeah. I feel like she’s got a good professional job. Yeah. Some money saved. Parents came out with her but weren’t too involved. Like, they were letting.
Like they weren’t asking you to the questions, which was great, especially since I know her dad has a. He ran one of the lumber yards here for 15 years or so. And then Casey said that the mom and dad had stopped out, like maybe a month ago, probably one of the people would stop in my day off.
So I think they might have been kind of pre scouting for her when she was going to be home of places to look. So I mean, maybe if dad is loaded, he’s just buying or whatever she wants or something. That’s possible. I really struggle to get people to talk about payments too. And like family members are around so that she might just not like, if you call her, she might be better at it.
Yeah, that’s kind of what I exactly. What I was just thinking is that this would be a follow up conversation. Yeah. A lot of times I’d start a follow up conversation where you want to get to a, like a really pointed conversation about something. I would start that follow up conversation with kind of like calling and saying, hey, you just really appreciated you coming out yesterday or the other day or whatever.
And, really enjoyed visiting with you. home builder consultant just wanted to see if you had any follow up questions about anything. I know we talked about a lot of stuff, and did you have any follow up questions for me about anything? She’s going to be like now or yes or whatever. When you get done with whatever her questions are, then you just go, hey, just, I just wanted to circle back real quick.
I was looking through my notes here and I didn’t see where I’d really narrowed in on kind of a price point you want. And we’ve got a pretty wide price range that we build. Did you have an idea of kind of like where you wanted to be and just kind of re approach to the conversation because persistence breaks down resistance and asking a question more than once will often, you know, break down that resistance a little bit.
So I’d go back to it in a, you know, polite way. And then it’s like, and then you can go, well, you know, what do you currently pay? You know. Yeah. Did you want to go up or down from there. You know, are you financing or are you paying cash like I would get into I would just keep asking the questions in a variety of ways until you can figure it out.
And if she feels like if it starts to feel like she’s like pushing back against you and not wanting the answer, I would go, hey, I’m totally just trying to help show you what best fits what you want. And I’ve had customers before that I showed them a bunch of homes that weren’t really ultimately in their price range, and I wasted a lot of their time.
And I don’t want to waste your time. I want to help you find what’s the best fit. Like, if you approach it from a I’m just trying to help you perspective, most people will let their guard down and let you in a little bit. Yeah. So hopefully that helps. Yeah, that sounds good. And if that doesn’t help then I scream really loud at them and be like, so tell me their price now and just see if that works your life out, man.
Yeah, yeah that’s an effective closing technique right there that Jordan uses a lot. If that doesn’t work, is that when you pull your flip flop off and toe jam your yeah, that’s when you pick the toe jam out and show my crotch. That’s what you do. That’s how you get them to stop wasting your time. Jordan is cracking up.

I went through our entire huddle today, and I did not even attempt to tell a single dad joke. And I do have to tell you guys that my biggest fear is being trapped in a small room with Santa.
