It’s like, home builder coach is just going to throw a number out there. I want to be no higher than 500,000. That’s my maximum amount. Kind of a thing. You know, I can’t go over 500,000. Okay. Well, the home that you just described. And then then they describe to you a home that you know is 700,000, right?
So it’s like, okay, let me show you the home you described in in home that you described. And let me show you the home that you described in price. Let me show you both. You want 500,000. Let me walk you through 500,000. You want a house that’s three 800ft² with four bedrooms. Four bathrooms and a walkout basement. Let me show you that home.
Right. So you show them the floor plan they asked for, and then you show them the price they asked for. You have to show them both, because they have to either talk themselves into one or the other. They will justify one or the other. They will either justify going up in price, like they’ll go home and convince themselves.
Well, you know, the one we saw that really had all the stuff we wanted. I guess we’re going to have to change our budget. What can we do to change our budget, honey, could we, you know, get rid of that, this, that or the other? And they start thinking about ways they can save money because you showed them it’s, you know, $250 a month difference.
They start figuring out how can home builder coach save $250 a month, right. And they justify going up in budget, or they justify coming down in their expectation of home that they’re going to get and they go, well, that plan has less square footage, but it still has the bedroom count. We need. Right. You know, there’s floor plans. We’ll just give you an idea.
Well, at your homes, we had floor plans that were four bedrooms that were 1600 square feet, one stories. We had 2000 square foot one stories. We had 2220 400 square foot one stories. We had two stories that were 2000ft², 20 200ft², 2420 620 803,030, 230, 430, 600, all as four bedroom homes. We also have so the room counts can be the same from 1600 to 3600ft², you can have the exact same bedroom count.
Maybe the bathroom count is slightly different, but usually not much. It might be the difference between 2 and 3 and a half baths, right? So it’s more of a justification of what can I handle not having a third full bath. That’s really what it comes down to. What can I handle not having all these rooms just be that much bigger?
Do I need to have a living room on the first floor and a great room on the second floor? Right. So it becomes like justification, whether we’re justifying price or whether we’re justifying the square footage of the layout of the home, you have to show them both to try and give them the opportunity to justify one or the other if they’re not, I totally agree, I totally agree.
If they’re justifying price, then you know we have four bedroom plans at 1600 square foot all the way up to 30 600ft². There’s still four bedroom plans, right? It’s still the same. So it’s like you just have to get them to decide what they’re going to justify. Or are they going to justify a bigger home or are they going to justify a higher price?
They’re going to justify a lower home, lower price. They’re going to talk themselves into one or the other, either with you or with somebody else. The other justification that they might also decide to go make is they may justify old versus new. They may go into that justification. They might be like, well, I really want the square footage.
Therefore home builder coach is willing to take a house built in 1986 or 2000 or 2010 if I take, 30 200 square foot, four bedroom home built today. It might be 800,000 built ten years ago. Might be seven built ten years before that might be 6 or 6. 50 built ten years before that. Right. If I go all the way back to 1977, I might be able to find one that’s, you know, 500 for 50.
But am I okay with wood paneling or am I okay with avocado green appliances and Burgundy shag carpeting? And probably not the best insulation? Yeah, and really terrible energy features. I mean, the justification happens. They start to give in in the area. So all you’re saying is, well, why don’t you just give on payment instead of giving all the other stuff?
Instead of having the old house with the paneling in the location you don’t want? How about you just figure out a way to do 250 bucks a month more, or whatever the number is? So if they if I can, like, get them into another plan, obviously that’s desirable. But do I just would home builder coach recommend I just say I try the own first or and have a backup plan for them?
Or like I guess that oh wait, we haven’t been told no yet, but Mike’s not sure if the next one will be, you know. So that’s where I’m not quite sure how to. Yeah, I would I would let them know that you are, possibly down to the last, when that can be built in the neighborhood.
Because there’s only so many times you can build it and, I’ve got some other plans that I’d like to show you as well. And, you know, let’s take a look at those. And then I would do walk them through anything you can and I would virtual tour them, anything you can. And I would show them pictures and floor plans of anything you can if you have to.
Okay. And I would just move in that direction. I understand that people buy what they see in the model because they saw it right. And it’s a blessing and a curse a little bit, you know, because it’s like you get too many of them. But I think that for you, I would just show them everything else you possibly can and prepare them for.
We probably are getting close to the last of these that we can build. So let’s look at one couple plants. The Harrison, they just their budget is their own. So it’s just hard because what’s the difference in price. It was I could tell you I calculated it for I sent it to Mike yesterday for the Harrison with an unfinished basement.
It’s 812, 863 with the finishes. They picked. And then for the unfinished basement on at 748 for 78.
So what’s the total dollar amount difference? Like 56. Like 65,000. Okay. So it’d be $416 a month more. Approximately.
So I would just say, well, the Harrison’s about a little over $400 a month more. Are you guys, flexible on your budget? I don’t see these are the people I told you about that are coming in Saturday. Just a fact.
Yeah, home builder coach thinks I think sometimes people think you’re going to upsell them, so they undercut their budget. Like what? They really can afford 100 and the. And they’re like, yeah, we want to stay at 2500. And then you’re like, man, what house? That’s not happening. So I wouldn’t
There’s a way to say it that’s going to be a way. And there’s a way to say that it’s better. And the way to say it, in my opinion, that’s better, is just be nonchalant about it. Yeah. That’s only like for probably 416 bucks more a month. So and it’s getting the house you want instead of saying, well, I mean if you want to get that one, it’s going to be $400 more a month.
And I don’t know if you can afford that because you told me that your budget was 3000. And that puts it, you know. So if you are hey, get the house you want nobody else. Another 400 bucks and move on down the road. And, that’s a much better presentation than the other way. So just assume that they had the money.
You know what home builder coach means? Don’t in your brain think I’ve got to go present this to them, and it’s going to cost them more, because any person that goes to any builder at any house at that price with that down payment, that’s what their pain is going to be. So it’s not anything like special. The only difference is you have an incentive that can help offset that some, you know, and that’s when you can enter that.
But good news, with our incentive, you may save 400 a month on that house. So maybe you can get the, you know, the higher price that you want. So but it’s all on that delivery. So just be careful that you don’t have the look on your face or the give them the sense that, you know what I mean?
Like this isn’t going to work because it’s too expensive for you. You know what I mean? Just presented as if no big deal is just 400 bucks more a month.
