Home Builder Coach – Low Downpayment, Custom Options Part 2

And home builder coach should clarify. Sorry, to clarify, the the back patio would would obviously have to fit in that gray envelope as well.

 

Right? 100%. Yes, 100%. So when we look at this footprint and you have to know, are they doing the enlarged patio or not? Now, let me say it this way. If it’s got a cover on the patio, 100%, if it does not have a cover on the patio and it’s just concrete, then no, you can the concrete, they can concrete the entire yard if they want to.

 

Now up to a utility easement. Yeah. And not that it matters too much, but I mean, eventually we plan on having a subdivision or a public. If it’s a deck, then the deck has if it’s an even if it’s an uncovered deck, the deck has to fit inside the building envelope. Yes. Unless you have a stupid rule where you can build a deck separately and not attached to the house and have its own permit, then you can build the deck outside the building envelope, and then after you get the C of oh, they just go back and attach it after the fact.

 

Yeah. Exactly what John John’s saying is, if it’s a structure constructed above the grade of the home site, you know where the ground is if it’s a structure constructed above it. So a deck or a cover on your patio, then it’s going to require being inside of the building envelope. You have it. Not that that matters for anything right now other than eventually Republic or Ocean or your basements, right, John?

 

If you got to walk out, as long as it’s not covered. Yeah. Okay. So a deck on a walkout isn’t required for you guys. Yeah. As far as my understanding of it is, Republic is the only one that requires the deck to be inside the building envelope. As long if it’s, covered. If it is covered, then yes, it has to be inside the building envelope.

 

Okay, so there you go. So. And you guys will always want to be careful about did they do the optional enlarged patio. Did they add an extra bay of the garage or did they do the extension bump out of the garage. Right. Because those will you got to be careful. You’re fitting all of the parts of it inside that you want to fit inside of it.

 

Okay. So then when you go fit it on there, then you can use this ruler right to go ahead and come up with how many feet linear feet of fence do I need? You’ll have to visit the home site to know that. And so you asked, how do I create that drawing, that drawing, drawing, drawing. Home builder coach likes to draw things.

 

I like to make drawings. So if you’re going to make the drawing and you want it to look good, then what you’re going to do is you’re going to lay your transparency over the top of it, over the top of the plat, showing that it’s inside the building envelope. And then I would like you to take a picture with your phone of it and print that out, and then take a red pen or, orange highlighter or some other color of something and draw where the fence is.

 

Does that make sense? And then where you draw it, put the number of feet on that side. So if home builder coach has the left hand side right. And let’s go back to this 67 I have from where the house is, I have a little bit coming out here. I have a, you know, measurement here, I have a measurement here, I have a measurement coming down here.

 

And I have a return coming back to the home again. So I want to take a picture of the home sitting on the home site. And then I want to figure out what those measurements are. You’re going to be very close. You won’t be 100% accurate, because the part that’s hard to measure is the return coming back to the home.

If you know your side yard is five feet, that part’s pretty easy, right? And you can guesstimate the other part on this. Right. But these parts you can measure with the ruler. Does that make sense to you guys.

 

And then you will take that image and you will upload it. So I’m going to show you how to do it in Mark systems real quick because Brady you asked that question and you guys will need to know how to do this if you have a special condition side of it. Home builder coach would love to see. Okay.

 

So the only thing I would say is any custom option or any fence you can upload this to. So when you’re Brady most of the time for you guys it’s you know, move in ready home or a home that’s, you know, all the selections are already done. You’re already past all of the cut offs to be able to do it.

 

And now the customer says I want a fence in the house is pretty much done. Right. So that’s a kind of a scenario that can happen. Give me a second. I’m jumping into Mark systems right now.

When I do that, it’s going to pull up the custom option right I’m going to select new right here. This is how I create a custom option a select new. It’s going to pull this up right here I’m going to put in my description of customer. Once offense. I measured it to be approximately 273ft.

 

They are awesome. Awesome. Are customers okay I’m intentionally putting in like a really bad description. What you’re going to do is right here, click on Add document. It looks like this little stack of pieces of paper. And you’re going to hit Add document. And it’s going to pull this up. And basically what you can do then is you can add in whatever you want to add in to it.

Okay. Anyways, that’s how you do it. You just click on that piece of paper and then you go find your document and upload it. Does that make sense?

 

Yes. Okay. Everyone else, you will do this the same way. Actually you will make a custom option request the same way. I’m just talking about a fence which is a custom option request here, right? If you’re doing it from the beginning in their building, then you’re just going to add in the option of the fence. If they’re doing it on a spec home that’s already past that stage of construction, then you do it as a custom option request for a fence.

 

Does that make sense here? And just to clarify and what we upload, is it of the screen that we have pulled up here, would this be it. Let’s say we chose home is a photo you it’s the photo you took. Remember I said you’re going to put the transparency over this part, right. And you’re going to take a picture showing that the home site fits.

 

Then you’re going to put then you’re going to print that picture. Or you can do it as a PDF if you want to, and you’re just going to draw a red line or some other colored line showing where the fence is going to be, and that’s what you’re going to upload for your custom option. So we’re taking a picture with our phone.

 

Then we would probably just email it or how do you email it to yourself so you can download it to your computer and print it off. Okay. Perfect. Got track. Yeah. Yeah. Track a lacking okay. Does that makes sense? Ashley. Any questions? Ty Brady any questions for home builder coach? No, sir.
