Home Builder Coach – Overcoming Objections Part 4

Brady I would be interested if you go in the MLS, typically that first page shows you the breakdown of the square footage upstairs living square footage. I agree to that. 520 North Bryan Avenue. Brady or John, can you look at the guy and they do it?

 

I mean, let a home builder coach pull it out because we were looking because like I said, me and Travis were looking at their two story at five 520 North Bryan. Yep. No Travis. He can do trigonometry in his head. He’s just sitting there looking at Isaac. No, let’s I mean, I know I didn’t tell you it’s not that square. Yeah.

 

Just Matt just measure it on the Matterport. Oh wait. They took it down. It says above grade 1777 below grade 1777.

 

Okay.

 

This just seems on the same.

 

Let me go look at it. On the website. Might be easier to look at the plan.

 

Let’s go. They don’t have any measurements. See, this is to me the kind of stuff where it’s like, I don’t trust you when you do this. You know what I mean? They’re, like, hiding what the measurements are. Yeah. Just pull up next to this and say, here are numbers. And there’s this blank. I can’t zoom in far enough on this one.

 

I could go. I just feel like I should just go out there. Okay, there it is. It’s 14 plus 1226, and then they don’t tell me the living room. This is 11. That’s probably six. I mean, if I go 30 plus, this is eight, so 38 plus 13. So it’s it’s basically a 50ft wide home and depth is 20 plus.

 

We’ll call that 12 a 32 and 1648. So 50 times 48 if I go overall is 2000, you might be.

 

Yeah, it might be 1700 square feet. It’s possible that this is 1777. It’s probably pretty close to that. But the downstairs. So what are they claiming us? Their total square footage. All of it. 100% of it. They’re counting the entire thing, including the I equals two square footage, which equals to what, 1777? That’s Haven. You’re logging into. Oh, thank you.

Okay, so basically what you’re going to want to do here, Natalia, is you’re going to want to go pull up. You know, I think it’s fine if you want to do the diamond. That’s probably the closest one. A home builder coach would go pull up that plan and then I would go to picture number one. This let me go back to regular size.

 

So it’s not so large. And a home builder coach would go, what options do I see here on the front of this home? Anything that’s an upgrade. Three car garage, that floor plan. Your diamond comes with the third car standard. Oh, okay. For comparing it to diamond two inch. Yeah. The be gable elevation. Be you know, so in a gable here.

 

So it’d be elevation be anything else John Brady anybody. I mean they did solve their front yard and they’ve got a landscaping package. Looks like, you know, so I’d add those things. Okay. Then I would go to slide number two and I would do the same thing. Tell me everything that’s here. That’s an upgrade backsplash, black plumbing.

 

They chose the 30 inch uppers because those are smaller uppers. That’s not an upgrade. You know, that’s just standard. So you.

 

Hardware, anything? Black hardware. You know, they actually have doors on the backside, which is interesting. I don’t know if those. So a home builder coach wonders if those are functional or they just put them there for looks. Right.

 

No crown molding on top.

 

It’s a kind of a weird molding on top. Straight molding, cheap cabinets.

 

And the shaker front craftsman look, you know, shaker front. Okay. Tiled shower with a fiberglass pan, which we don’t have that as an option. Right. And somebody ask about that the other day why we didn’t do tile. And the best answer I could come up with was, well, you know, tile actually has a lifespan, whereas the regular shower base is going to last you.

 

And we want to put in the most durable showers possible, but which is which is true because we we can tell you could tell them and it’s, it’s speaking the truth as far as, doing tile showers, those were one of our most, warranty laden items. They always are, you know, because especially where the tile meets the pan, there’s always such flex there, that all that grout is always coming out.

Yeah, it’s a level two door. We have that same door on a level two. Technically it’s just may not be the exact same house because they do that. Pretty regularly. This could be a picture of another house in a subdivision. I mean according to this, this is the spec home. This is a house for sale for a specific price I think this yeah, they, they, they recycle pictures quite a bit.

 

Okay. So here. Right. Stone and metal fireplace stone to the ceiling mantel.

 

Wood shelves, you know, their pantry and closets. Yeah. Pantry wood shelving. Drop down drop zone, mud bench.

 

Or islands? Much smaller. Smaller than ours. It kind of looks like it to a home builder coach.

 

And they do have a drawer stack here and not on this side.

 

What’s the base price of your diamond in Fall Creek? They only have eight foot ceilings.

 

What’s the base price of your diamond be in Fall Creek? Is it for 15? Is John about three? Seven? Yeah, I know, but, because we don’t we haven’t had that one set up in Fall Creek or even looked at doing it in Fall Creek. It’s 430 something in Creek Bridge. You haven’t set it up in Fall Creek.

 

I mean, it’s set up, but we haven’t we haven’t priced any of them. We haven’t looked at doing it out there just because it’s our biggest basement. And can I just get in? Can one of you guys jump in to. Yeah, I’m doing it right now. What?

 

I mean, other difference is, when a home builder coach looks at this plan.

 

You have multiple lot more windows in the great room, lot more window in the nook than they have. They have this single window. And when we were looking at the great room, they’re like, yeah, it’s just one single window in there. Great room. So that’s a difference.

 

And John, you of those are eight foot ceilings. Yeah. Those look like eight foot ceilings. That’s all standard for us. It’s nine foot ceilings right.

 

I think is just detail that those look like eight foot ceilings. He it’s popped up to nine in this great room kitchen area down here. See you got A68. Yeah. There’s that. So this is eight foot here and he pops up to nine here. Would this be a good time to use Steve’s term Gary love. Laundry room cabinets Natalia you writing these down.

 

Yep. And then a trade ceiling or coffered ceiling in the master bedroom which we just do a nine foot ceiling in the master. Yeah. So there’s is an eight foot going up to a nine in the tray.
