Home Builder Coach – Scripting Calls Part 2

So, we’re just talking about making realtor calls right now. Ashley, actually, home builder coach is going to go back to your we’re going to pivot back to your thing real quick, because I find this to be fascinating.

 

And then we’ll go back to, dealing with realtors when I had to show this to you. So why should we buy a home for you? Is the first question that he had. Did he hand this to you and then say, please write me a written answer to every question? No. The best part was he didn’t hand it to me.

 

He handed it to Mike. Yeah. And, I my immediate response to that. What? Let home builder coach ask what Mike’s response to it was, because I know what my response would be. But what was Mike’s response? He said that because I don’t actually remember everything he said, because he wanted to say he laughed. And he said, well, because I want you to.

 

And then he went on to say, like about how, or, you know, how long he’s been in the business and what separates us from other builders. Nice, nice. Hang on one quick second.

 

Is he talking about us? Did you mute it so you could talk trash? No, no, we’re talking about other things. Okay, where am I? Totally. Kirk. Sure. Yesterday. Nice. Nice. So he asked, what is that? What am I working? I vote sausage, so six. All right. He’s voting for what kind of pizza? Thank you, I appreciate that.

 

So if he gave it to me, my response would be, what? What is this? And then he’d be like, oh, these are the questions that I have for you. And in my brain, I’m immediately thinking, this customer wants to drive the bus because whoever asks the questions is in control of the entire conversation. And I’m not going to let him drive the bus.

 

And so I go ahead. The best part was, is that a lot of it, because we walked around the I mean, you were in the Brooks, we walked around the community because we had to show him different home sites because he had questions, because you a he’s deciding between two. So most of these questions here obviously type this up before he got here.

 

So most of these questions we had already answered before he even got back here. So we didn’t have to go through all of them because most of them had already been answered. But I just thought it was interesting to. That’s the first. This is the first for me. Yeah. Engineers love they give you long lists to answer and they want all kinds of technical information.

 

And as a home builder coach, I would never, ever, ever, ever, ever, ever, ever, ever, ever, ever, ever give an answer in writing to this stuff we did, I was it will be the grounds for a lawsuit that he’s going to file against you later. So I would just say, to him, I would say, is there anything on this list that we didn’t?

 

If you knowing what you knew, I would have just said. Is there anything on this list that, we haven’t answered for you already?

 

And then, you know, he would have to go through and find the ones. I hope on day one. Moment one, we already answered the question of why should we buy a home from you? To me, the answer to that question is the why choose Haven Homes document, and it’s your incentive flier.

 

And of course, you can fluff that up a little bit and just say, we’re going to take great care of you. You know, I’m going to go over and above and give you a great customer experience, right? You can say things like that. But it’s like, that’s the reason we have all the points on the why should you choose Haven homes?

 

And home builder coach would just pull that back out and I’d be like, hey, here’s all the reasons why. Let me, you know, I’m going to go over these with you again. Of all the people that have had a great experience telling him about their one, he already did. He did that too. So of course he did. He’s very thorough. Yeah. And then, how is the HOA organized? I’ll be glad to give you the document. You can read through.

 

What are the five thing is, is it so he gave us that on Tuesday. I’ve had a couple of emails since then. I got another one this morning like that. It’s just so much like now he wants. Of course he wants me to send them a, the the purchase agreement for him to review. I did get the Lott reservation from him.

 

So they only have seven days, but he wants to do now. He wants to review the purchase agreement, and he wants to have another informational meeting early next week before they sign the contract. Yeah. I mean, here’s there’s two ways engineers do things. Let home builder coach just explain both. One is they will ask you every question before they sign in.

 

After they sign, they’re actually not bad to deal with because they got all their questions out of the way ahead of time. The other guy is the guy who sends you an email with 57 questions every other day. And I would actually ask him this question because right now, is he married? Yes. His wife is in the background right now going, honey, don’t do this to them.

 

Seriously, his wife is literally doing that in the background. So I would just go, I would say, are we trying to get all the questions out of the way now? Or is, you know, are you looking to help manage the process? And then he did have one. I’m I’m glad Steve’s on because he did have another question.

 

So he he’s probably going to be a cash buyer, but he there’s a possibility if his house doesn’t sell he might need like a bridge loan or something. So I told him he would if for that he would have to use Steve to get the incentive. So he said, well, why do I have to use a preferred lender to get the incentive?

 

Like I told me it was to help, like our process, you know, we incentivize people to follow our process and blah, blah, blah, blah, blah. Is there more to that? Like, I have something for you. Yes, because I don’t know what lender you’re going to pick. I don’t know if they’re competent. I don’t have a relationship with them to be able to figure out if that’s something that’s actually happening or not.

 

Furthermore, we don’t want to start to build on this house. Then your house doesn’t sell, and then that deal falls through and we have no relationship with that lender. You can deliver that in a nicer way, but that’s basically it. It’s like, look, for all I know, you’re getting pre-approved or getting a bridge loan from somebody and it’s going to take forever and not even go through.

 

And so, that’s what I tell him. Anything else here? No, I think that’s how I would explain it to him and just say, you know, the other thing I would do, I’ve done this. So you, you, I mean, it’s about delivery, but if they if someone hands you a she handed you a sheet with all the questions.

 

Yes. Okay. If you just look right at him, don’t address the questions and just say, why are you gay? And then he says, this says I’m gay. And then you say you are gay. And then and then you say, then you say, should I call you Mr.. Yeah, I’m not going to do that. You know, that’s not a good idea.

 

Don’t listen to Steve. I’m I’m hanging up. Okay. And Steve. Okay. Okay, okay. Hold on. Second option.

That’s another good one. That’s another good one. You know, it’s kind of jarring. Now, there’s statistics that say that if you’re a salesperson and you use light cursing that people find you to be more genuine, Steve, and they trust you more, how? Jordan? How do I hang up on Steve? How do I take that?

 

Okay, so, can I say something that’s actually like. That’s not a joke. I don’t think you’re capable of it, actually. Okay, banks are now requiring your grandkids to cosign your 50 year mortgage.

 

Let’s not even go there, okay? U.S. banks are. Okay. What I would say is, with this is home builder coach would just say, are there any specific questions on here that we haven’t already gone over? Because it looks like some of these we’ve already gone over and make him, like, pull out the ones that he wants. The answers to.

 

And then it’s like, how is the HOA organized the same way every HOA on the face of the earth is organized would actually be my answer. Like literally every HOA is the same set up with a few minor differences, but they’re all set up basically the same way, and the HOA will be as good as the people who are elected to the board of the HOA once it’s taken over by the homeowners.

 

So, and the fees are whatever. And I would just tell them what the number is and then what are the range of sale prices in the development? Well, that’s a matter of public record, and you’re welcome to go look it up. You can go pull all that information up and then if you want to know, like homes that are for sale now versus, you know, recently sold, realtor.com is great for that.

 

Or you can just give them a, you know, it’s between this and this and just move on. What demographic lives here? I am not allowed to tell you that. That would be a violation of fair housing. So I told them that. So we’re not allowed to say that. No violation of fair housing. I can’t say there’s a lot of black people here.

 

I can’t say there’s a lot of old people here. Can’t say, I can’t say sex, age, marital status. Those are them. You just said there was a good mix. So you can’t say that or. No. If Steve out on those. Most of the people are gay or retarded. Gay and retarded are not. Actually, in the fair housing, so I think they’re acceptable.

 

Yeah. But age, sex and marital status and nationality are the ones you cannot talk about.
