On the meeting notes. All right, so you got some obstacles, objections, challenges, hurdles? Not really. Just questions. home builder consultant likes questions.

 

Excellent. Well, let’s dive into your questions, my friend. It says I did a realtor presentation and he asked to be the exclusive realtor for Sienna. Okay. They always are going to ask this question. I think I warned you guys that this is the question they’ll ask every single time. Is, can I list on the homes? Yeah. I missed that.

 

Sorry. Oh, yeah. Yeah. This is every time they’re going to ask this. He wants to give a perk to clients to sell their home, to buy a haven home. You would like to have a meeting with us to discuss what he can offer. How would you proceed? Heck, no. You got to start off with. I’m the exclusive realtor.

 

I’m the guy. Yeah. You know, so you got to start with that. Otherwise, they’ll go into that every single time. And, you are not looking for realtors to list homes. You are looking for the ones who will bring them to you as the buyer’s agent. That’s all you need from them. And you just go, oh, totally understand that you would ask that, and I love that.

 

You’re super assertive. And home builder consultant love realtors who are great at selling themselves. But actually, I’m the person who handles that. And we do all of our sales in the house. So the phrasing is all of our sales are in-house. So I need buyers agency people. We want to pay you the 3% on bringing us your buyer or the 2% or whatever your number is for bringing us the buyer.

 

You are not looking to replace yourself with them? No. So, but they always go down that rabbit trail as soon as you start talking to them. So, I believe home builder consultant mentioned that if if I failed to mention that I’m mentioning it now, but that is kind of what they’ll always do to you. So you gotta watch out for that.

Surely a cow fart joke is going to get a laugh. But maybe. Maybe not. I mean, I can call Timmy and say he’d probably laugh at that. Hey, just so you guys know, I did. I just started my Christmas shopping over the weekend, and I bought my wife a brand new refrigerator. I can’t wait to see her face light up when she opens it.

I don’t know if you guys heard, but the CEO of Ikea has just been appointed as the Prime Minister of Sweden, and he’s currently assembling his cabinet.

 

That one’s funny. I actually didn’t think that one was pretty funny. He’s assembling his cabinet. Get it? Do you guys have IKEA’s by any of you? Yes. Never. Hi. Have you been to an Ikea before? No. I’m sandy Ikea. There’s IKEA’s. And you said I’ve been there before. home builder consultant used to shop there when I was younger and couldn’t afford anything.

 

Yeah. When you buy stuff from Ikea, it always is like. Like from China or whatever. India. You have to put everything together. Nothing comes. Assemble. It’s crazy. There’s not really written instructions. It’s just pictures. Yeah. It’s always terrible instructions that are not really correct. So, does that help though, on answering that question, on how you deal with that realtor, you just kind of explain to them, I’m I’m actually the sales person, which was why I was reaching out to you, because we’re looking for some agents who, you know, would like to have customers who can buy new homes, and you’d like to have that option for you.

 

So, our owner lists all of the properties through his own brokerage, so it’s under his license, and that’s how he does it. So, we don’t need any listing agents, but I totally appreciate that. But if you did want to give a discount to all of the Haven Homes customers, that list their homes to be sold because we do have we do have people who have a home to sell sometimes.

 

I’m going to warn you, though, of doing this part. I have tried when I got really top agents kind of in my sphere, and I started talking to them. They’re always like, well, how about I list any of your customers homes that they have that they need to sell? How about I list those homes for you guys so that, you know, and I’ll give them a discount?

 

What I have found happens is you could send them, like five listings, and they still won’t bring you a buyer.

 

You know how I know is I have this one top agent, and I literally sent them, like, five listings. They sold all of their homes, and they never brought me a customer.

 

So the ones who just want to do listings, they just want to do listings, and they’re never going to bring you any. But.

 

You got to get the ones who will actually bring you a buyer. And then, would you send a Christmas email to potential clients, and if so, what would you put in it? I think it’s fine to send something like that out. I would probably ask ChatGPT to write it for you. But, ChatGPT will probably tell you to say Happy Holidays and not Merry Christmas.

 

Yeah, home builder consultant would definitely say Merry Christmas. Even if they’re Muslim.

 

But but that’s me. I mean, I’m different, so, I’m just kind of unapologetic for what I believe. So I just would. I would send it as Merry Christmas. I think what’s better is if you just give them all a quick call and just told them you really appreciated their business and just make it up. I don’t like to, like, send emails when I can make a phone call to somebody, especially if they’ve done business with me.

 

So, I just would do it like, hey, just, you know, quick, I’ll be off your phone in two minutes. I know it’s a super busy time of year, but I just wanted to wish you guys a merry Christmas, and, And then you can move on. But if you want to send it as an email, totally fine.

 

But, make it a picture with a greeting and that’s it, because they’re not going to go beyond that. And I gave you that one. Yeah. You know, picture that you could use, which I think is really cute. All right. Do you guys know what nano banana is?

 

How many of you guys know what’s or nano banana or ChatGPT. Is that GPT? Yeah. Okay. You know, you can make images inside of there. No. Okay, we’re going to go down a rabbit hole really quick. This will be a short rabbit hole. You guys know what Gemini is? You know. Okay. So, do you have a picture of one of your homes, Ashley, that I can pull up?

 

Like, just like, somebodys home you’re building right now? Do you have a picture of a home under construction that is not complete? I don’t think so. I don’t know, all right. Ty, do you have one?

 

Okay. Forget that. I’m going to go a different route. I’m going to have one from Lion’s Ridge. Just to show you. Or actually,

 

Ty, do you have one that you’re building for a customer?

 

You know, if I have one. Okay. Oh, well, let me tell.

 

Ty. Name and address of the home you have under construction. Can you name it? It’s going to come up. Okay. I really am going to go a different direction. I’m not trying to put any pressure on you guys. I just was trying to make it quick and fast. But I’ll do it this way. So available homes.
