I saw, like, a flipped over suburban. It was wild. It was up like, on its side. I mean, it looked bad. Really bad. Yeah. No, but, I mean, speaking of dad jokes, why do koi fish travel in groups of four?

 

To protect the group from predators. So when attacked, coyotes A, B, and C will go in one direction. The fourth one is the decoy.

 

Cows. Not your best work. I kind of thought it was funny. Maybe a little bit. Maybe a little bit. The wind up was too much. Probably true. Probably true. If Ty was here, where they right now? And I would say your hard work. Yeah. He would say something really funny. That’s much better than what I said. All right.

So what do you do in that situation? I mean, I’d go check it before you walk it like in make sure. Yeah, you’re out there today and just make sure of what it all was. Yeah, I was going to go I was going to see if Edgar could meet me out there this afternoon sometime. But yeah, I think that’s a good move.

 

home builder consultant usually previewed homes that were under construction just to make sure if I knew I was, like, taking people in there. And I’d even ask Edgar to do his best to make it as safe as possible for them. Yeah, yeah. Okay. And then I would take with you. So let’s talk about your, Yeah. Is that an A?

 

Is that a, here yet? No, it’s no, we we don’t put them on until they’re framed. So it’s in the process, but it doesn’t have, like, roof trusses. Right. It was framed. You’re saying. No. There, there’s no trusses or anything on it yet. Okay, so what I would do is, is it how dissimilar is it to this version?

 

Kind of bit like that whole wall. Yeah. It’s quite a bit. I mean, I already took them through the virtual tour. I took her through the virtual tour, but her partner’s coming out, so he hasn’t seen and I have I sent them I did like a PowerPoint with the click through together, a quick PowerPoint to do the selections, and sent that to them so she could send it over to him so he knew what was going to be on the inside.

 

So I was hoping I could just walk them through, I’m sure. And I did send him the link to the virtual tour, so he might have taken it, but I wasn’t able to. When they sat down, I walked him through what’s different? Gotcha. I mean, one of the things, let me see if I can find something for you real quick.

 

One of the things I would do typically is like, if you’ve got a home that’s framed and you’re like, I want to show this framed home to this client, and they’re going to have a hard time visualizing it is I would have an iPad or a laptop or whatever you need to have there with you, you know, walk them through the home.

 

The iPad’s the best thing to use, but home builder consultant would walk them through the home holding the iPad and going, okay, right now we’re standing here and we’re looking into this space. And I would literally go, you know, have this pulled up on your iPad. You know.

I would pull this up and I’d be like, you know, let’s go to your front door here real quick. Whoa. Going downstairs. Hurdled the railing. Whoa. Hang on. I went in the office. I’m just trying to get some. Whoa. It’s there. It’s hard. I have such a hard time. I’m glad you’re struggling because I was, like, even wrong with that.

 

Oh, there we go. home builder consultant just had to click right on the dot. So I was walking outside. I’d walk inside the front door and I’d be like, I’d be standing in there and I would turn the Matterport as you turn and show them each part of the home. Do you know what I’m saying? Yeah. So that that way they can kind of see what it all looks like.

 

It makes sense to them. All right. Oh okay. I see because when they’re looking at frame the walls it’ll be a little bit hard. The hard part about that is that we have changed the floor plan a little bit. Yeah. So that can that can sometimes make it even more confusing. Let me pull up your lean version of that.

But, I mean, hot tip for new home sales is, like, always make sure that you, when you take them into a home that you do have a virtual tour of, and the home is at that early stage of construction, even if it’s like, let’s say it’s a drywall, drywall is still hard for people to picture what it’s going to look like when it’s done.

 

home builder consultant would just pull that up, you know, get it out, show it to them so that they can visualize it.

Flier I would take from the floor plan. Flier I would have then your Matterport virtual tours as well. And so they can you can point to them.

 

Here’s where we’re standing. And I’d be like pointing to them, here’s where we’re standing right now. And then I’d be like, I’ll go to the virtual tour part and be like, and here’s where we’re standing. And if you look over here, you’re looking into and then I would like point you’re looking into the study, you’re looking into this overlook down into the basement, you know.

 

And so I kind of like make sure they’re visualizing where they are in the home. Don’t take it for granted that they can see in their mind’s eye what they’re looking at gives them every visual tool you possibly can. When you walk somebody through a framed home or a drywall at home so that they can get the feel for it.

 

Because this isn’t that sexy. It’s a two dimensional drawing of a plan, right? It’s like, yeah, great, I get it. Yeah. Okay. You know, like most people that just doesn’t get them very excited. So if you can give them every possible way that they could see it or visualize it, that’s the best. I’m going to try and do something for you here real quick.

Oh, that’s true. That’s a good point. Makes one right? Four wheelers, you are the doom lady for sure. There’s a place in Michigan called, Silver Beach. You want to ride? Oh, it’s one of my favorites. You want to ride four wheelers on the dunes? This place to do that? Yeah. I’ve never been to the dunes to ride four wheelers, but I’ve always wanted to.

 

It’s pretty amazing. And it’s on Lake Michigan, so you can, like, take a boat ride up and, like, if you have boats and you have four wheelers, you can, like, ride your four wheelers right down to the, to the water and then jump on your boat. Right? So if you’re getting hot, you go out on the lake.
