But then I would talk about the drop zone. home builder consultant would make sure they understand this is the door we’re coming in right from the garage. And now you come in and you got the drop zone. So all the kids have a spot to drop their stuff when they come in.
Mom doesn’t have to worry about it being strewn all over the home or laying on the floor. You know, you beat the kids. If that happens, you know it’s appropriate. And then, you know, just home builder consultant would just take them through each part of the home and do that. So that would be the move. And then I’d have, your you’ve already covered the five easy steps.
So I tour them through maybe a couple more plans and then then I jump into, they’re going to be like, so what is it cost? You know, what’s the prices? And then I would go, well, that’s a great question. You know, which which plan did you feel like you liked the most? She’s like, well, I’ve already looked at your plans online and I probably, you know, I kind of like the whatever, the Harrison, the whatever they like and say, okay, great.
Well, let’s, let’s dive into that right now. Dial your call on Steve. It’s ring in. You know, I’m going to get you some numbers right now, and they don’t even know what’s going on. They answered, hey, Steve, it’s, it’s Ashley here. And, the why is one. Miss Ashley, why is new ski? And, I was just trying to, you know, get some numbers.

So I then I just, you know, wrap up that letter warm handoff, do the text at the end and I’d say go to the next step in our process is to schedule a price out with the specifics.
Because today we talked about the base price. Today we talked about some of the plans. But we actually have a way that you very conveniently can kind of build your home on paper. That’s the way home builder consultant always presented the price out survey to people. I have a way where you guys can go home, and from the comfort of your own home, you can build your home on paper.
And so I’m going to send you a link right now. Would you take a look on your phone? I’m sending it to you right now. Mrs. Smith, can you take a look at that? Did you get that text? Just confirm they got it. Because people, old people, people old, old people, like, oh, 53 and above is old.
Just so you guys know. Okay, okay. I yeah, I happen to be 52. But 53 and over. That’s old, old people. Those people like, can’t open emails sometimes and really struggle to open links to anything. And if it’s technology based, they struggle sometimes. So I would send them the text and make sure they got the text and make sure they can open it.
I would say, would you just open it real quick so you can see what it is that I sent you? And then they open it like, oh, okay, got it. Then just say, yeah. So what I want you to do is just go pick the stuff. It’s included features are gray, optional items are green. Go ahead and pick those things.
And when you’re all done, it’s actually going to send me a message that says you’re done. And then I’ll be able to prepare your all of your line items pricing exactly the way you would want to build a home, and will have a really good idea of exactly what it would cost for you to build that here. In the meantime, when we do hang up, I’m also going to email you a map of the community with the available home sites and so you’re scheduling the price appointment, right?
You’re going to you’re going to text the price out survey. You’re going to confirm they received and can open it right and have them look at it. You’re going to explain that it will give you.
The line item can’t spell line item information. So you can give them line by line pricing.

I will also email you the map of our community. Don’t use our lingo and say, I’m going to send you the map. I’m going to send you the plan. Like they don’t know what that is. Don’t use our lingo. I hate when people use lingo because your customers don’t know the lingo. Make it easy on them. Say, I’m going to email you a map of our community that shows the home sites you can build on.
For that plan. So the next time we meet, like, we’ll take a look at that together. And if you feel like you kind of have a favorite, I’ll be happy to go out and take a little video and some pictures out on the home site for you and send it to you. So I would offer that offer to video the home site in the field and send them the video of their favorite.
So hey, if you want me to go take a video, I can go drive through the neighborhood and take a little video of the whole neighborhood, and then I can go specifically to the ones you think you might like and, and send you a video of each of those, and I’ll go stand in front of it and send it to you like an out of state buyer.
Again, let me go back to my original phrase. If you consistently over deliver, what will happen? Be overpaid. So this is over delivering for people. If you only do it for the wife. When the husband gets home, hey, she’s like, hey, I met with that Ashley girl today. That’s what she’s going to say. I met with that Ashley.
I mean, I met with that Alicia girl. Today is probably what she’s going to say. Or if she’s if they were meet with Ty and be like, I met with Tom today. Hey, whatever. I like the verse. I like to do things that make people remember my name. You remember the book I told you about called Made to Stick?
If you can say it in a way that makes them remember, it’s better you want them to remember you like Ashley is you know, I don’t know. You can do this however you want, but it’s like Ashley, as in Ashley, you know, it’s like, whatever. You got to do if you need to say, hey, call Ashley. Whatever. Something.
That’s right. Me pithy, sticks in their mind so they don’t forget who you are. You got to Jamaican them, remember? You be Jamaican them. That’s right, that’s right. Just wear that.
