Those are some of the things that home builder consultant feels like we need to do. And, the other thing that we do is. So let’s talk about for a moment before I dive back into this document or this, image here. It’s like the steps are one.
Set an annual commission goal.
Right. That’s step one.
Figure out how many homes. You need to sell to hit that goal.
And then figure out.
How many sales per month to hit that goal. And then.
Figure out how many conversations per week you need to have to hit that goal. Right. So home builder consultant always says that goals.
Are dreams that are set to a calendar. This is the part about focus. So it’s like what you do daily will impact whether or not you will get to those numbers. So if I know that some of the income producing activities that I need to do, can you guys name what you think any of the income producing activities are?
I mean, those calls. Okay. Realtor appointments.
Follow ups. Whoa. Okay. Sorry about that.
Yeah. Before a realtor appointments, I’ll say realtor phone calls. Right? And then realtor appointments and then follow up calls. Yep.
So these are things that I can schedule into my day, right? home builder consultant can schedule these things and make sure that I get those things done. There are other things that I can do that help me to have success. I’ll name some of them for you.
It’s. And I know these are the little things, but let me point them out to you.
Drive through my community and make sure it looks good. You guys are women. You’ve been around men in your life. Men are pigs, and they don’t clean up after themselves. Guess who manages home building community job sites makes boys a bunch of pigs and they don’t even think about. Does it look messy? Have you noticed this? Yes. So be the squeaky wheel that says, hey, we freaking clean up that job site.
It looks like crap. There’s insulation blowing through the trees, all caught up in the trees behind the home sites, on the home sites next door that I’m trying to sell. There’s Tyvek wrapped around the trees from the wind the other day, and you get handed. You think about like, maybe we should clean this up. It looks terrible. I’m never going to sell that home site if you don’t.
So you got to do that kind of stuff right? Check to make sure correct signs are up. Right? So it’s like, does that available homes say that I can sell say it’s available. Does that move in ready home. That’s under construction. That is for sale. Say that it’s for sale. Can I go about that? You have signs that have been ordered, so they should be in very soon.
So, we can ask out about that, but it needs to look available. Are available homes. Showing a sign that says.

Not foray for sale. Well, so I cannot spell today. There are no rewards for public typing, you guys. I’m sorry. Just doesn’t happen. So,
That needs to be the case. Driving through and checking to make sure sold signs are on the homes that are sold. Also something that you want. What is, We don’t have sold signs. I don’t think I know we’re seeing sold signs. You need some? I know I had my order some many moons ago, and home builder consultant asked Allison right now.
Okay, so, what is, You guys know what FOMO is? FOMO? Fear of missing out. Fear of missing out. If I drive through a community and it looks like everything is sold, what does that do? If I drive through a neighborhood and there’s 25 empty or, empty lots or partially completed homes on lots, and out of the 25 or so that you have, 18 of them have a sold sign on it, and seven have an available or a for sale sign on it.
What will that do to the buyer driving through? Because, you know, they go driving through ahead of time, not paying attention to you, right? They’re not like driving in and pulling straight into the model. They go drive through the neighborhood first. The people do this all the time. They’re cruisin, checking it out, going, do I like the feel of this place, too?
I like the homes I’m seeing here. Does this look like a place we could live there doing that? And cleanliness is a part of that. But FOMO is a part of that. Jordan, home builder consultant knows you were gone for a moment, but could you please make sure that we have and share, a sold sign or, like, I can’t remember if we did stickers or writers or what, but I think we created that one quite a while ago.
We didn’t check and see if we have. So if you do share it with Allison. So, yeah, I mean, another way you can do this is in your model home as well. When they walk in, you can have, you know, showing sold on home sites that are sold and showing available on home sites that are available.
We do this on your guys websites, by the way. If you’re not aware of this, let me give you an example. But when they walk in, you want them to see that what’s sold and what’s available, right? So let me go here and let me go here. Now I need to call Allison about this or, no insert.
They previously never put sold signs out so people would still call about the houses. Are they using metal sign? I would not, let’s, circle back to this after we’re done. But. Yes. Okay. So your here’s the plat map showing red for sold purple is your model home green available and blue. Green available home sites blue available market homes.
Right. So that’s kind of what you want to show to a customer and explain it to them. Then you know there’s some that are available, some that are sold, you know, so you want that follow action. By the way, if you have a customer walk in, feel free to just hang up on me and go handle them.
So. Like for us in the books, I have a question about like the the plat where it shows the red lots. So we have on ours, like lots that are owned by other builders are red. So when people come in, like I just say, well, these are the ones we have left. And but some of them do ask, well, do any other builders have any sites left?
And home builder consultant always says, you know, I’m not sure what other builders because I don’t know, but I just is that the right way to handle that? I mean, I would say I don’t when I tell them what’s available, but yeah, I would just say, as far as I’m concerned, those are all sold.
